This two-bedroom Roncesvalles townhouse condo is listed for just a little over $1 million. Is it worth it?

X-factor: This beautiful townhome condo at 35 Wabash Avenue, just two blocks away from High Park, has two bedrooms, two bathrooms, and a cosy back patio.
With more than 1,000 square footage, the two-storey home features 11-foot high ceilings, underground parking, and an elegant kitchen with white quartz counters and updated, high-end Bosch appliances.
It is rare to find newly built town homes in the area, according to Lorena Sabatino, a local real estate expert who shared their thoughts with the Star. 
“It’s moderate elegance with the kind of character of Toronto’s most vibrant and historic neighbourhoods,” said Sabatino.
The main floor has an open-concept layout that connects the kitchen, dining room and sitting area with floor-to-ceiling windows, allowing for lots of natural light on the main floor.
“The open layout is ideal for entertainers or even just quiet evenings, while the details, the high ceilings and the premium finishes, does add a sense of understated luxury,” said Sabatino.
Tall windows give access to the back patio made of oak, surrounded by high walls for extra privacy. The patio offers a lush green garden and lots of open space, for restful outdoor seating. 
The kitchen features white cabinetry and a light backsplash accompanied ample counter space and storage, including shelving above the sink. 
White oak flooring and glass curate the refined stair case that leads to the second floor, where there are two bedrooms and a shared bathroom. 
“It’s the kind of place where every corner of the home feels carefully curated and can really make it effortless and enjoyable to live there,” said Sabatino.
Both bedrooms can fit double beds, with the primary bedroom having more space for furniture and seating. With a floor-to-ceiling window, the primary bedroom features a private balcony that overlooks the Parkdale neighbourhood. 
The bathroom features a sleek marble counter with a wide sink and ample storage space below. Modern white tile surrounds the bathtub, which also doubles as a shower. The bathroom’s bright and open walls leave a lot of space for extra shelving or decor. 
As for ideal buyers, Sabatino “instantly thought of young professionals or a couple.”
It could be right for a small family, but Sabatino believes a couple that is looking for a low maintenance but stylish space would be the ideal fit for the townhouse. 
The price is competitive and the outdoor space could make it more appealing than a traditional condo unit, according to Sabatino. 
“The pricing does reflect the home’s unique features, like the custom upgrades and obviously in a highly sought after area, so it does offer good value for people who are looking for a well appointed town home in a vibrant community,” said Sabatino. 
The price for 35 Wabash Avenue is the lowest for a condo townhouse that Sabatino could find in the Roncesvalles area, though other properties listed higher have a third bedroom.
A nearby property on Florence Street, which also has two bedrooms and two baths, is listed for $789,000.
According to the Toronto Regional Real Estate Board’s market watch for October, more buyers have returned to the market amid lower borrowing costs and more affordable home prices, even with tighter market conditions.
